On November 18, 1971 plaintiff leased to Reinaldo de la Rosa under the terms and conditions of a Lease of Commercial Property (Gross) and a Lease Rider attached thereto, the premises 1409 Canal Street, New Orleans, Louisiana. The term of the lease was for twelve (12) months beginning on January 1, 1972 and ending on December 31, 1972 at a monthly rental of $375.00 payable in advance on the 1st of each month.
