This appeal concerns the interpretation of a contract and the application of facts to that interpretation.

Oma Belle Day is a widow in her late seventies who homesteaded property in the Valdez area 25 to 30 years ago. The discovery of oil on the North Slope and the plan to pipe the oil to Valdez made the homesteaded property potentially valuable for commercial development.
