Defendant, as lessee, leased premises 621 East Lincoln Highway, Coatesville, Pa., from Christian L. Sweigart and his wife, as lessors, by written lease agreement dated May 1, 1971, for an initial term of five years, and two renewal terms, each of five years duration. On the date of the lease, a mortgage in favor of The Home Savings & Loan Association (hereinafter the association), encumbered the demised premises.
