This is an appeal by plaintiff, West 70th, Inc., from an order denying a new trial. We affirm.

The main issues are whether defendant, Stan Koch, properly renegotiated an assigned lease and whether payment of principal on defendant's promissory note to plaintiff was effectively accelerated.
