This appeal involves a forged deed. The forgers, without the true owners' knowledge, executed a quitclaim deed which, when recorded, appeared to clear title in the forgers. Thereafter, the forgers sold the property, subject to an existing mortgage, to the purchasers. Appellant1 is the notary public who took the acknowledgment on the forged deed.
