During the portion of the year in which the lease agreement, with an option to purchase, was executed, the gross receipts of the tavern-restaurant property involved were $12,000. The next year the gross receipts were $76,631. The following year, 1969, when respondent sought to exercise the option to purchase, the gross receipts were $96,865. These figures would appear to explain the eagerness to purchase and the reluctance to sell here evident...
