Sullivan and wife, instituted this suit on August 14, 1968, to reform a deed dated January 25, 1956, a deed of trust dated January 15, 1959, and a 1962 trustee's deed thereunder, in so far as these instruments relate to 240 acres in Ward County alleged to have been included in such instruments by mutual mistake; for cancellation of a separate deed to one-fourth of the minerals on 40 acres alleged to have been obtained by fraud; and...
