Jones contracted to sell his home and 23.7 acres of land to Brandt, a licensed real estate broker. The contract, dated December 19, 1968, provides for a purchase price of $143,000.

Among several unusual provisions in the contract (provisions generally improvident for a seller) is one which provides for the execution and delivery of a warranty deed at the time the first installment payment was to be made...
