The record before us discloses without conflict that on February 4, 1960, one Elizabeth Esterline owned certain real property located in Los Angeles County. On June 22, 1960, unknown to her and without consideration, Stanley Scott Singley caused a deed of said property to be recorded, purporting to convey title to Frank N. Debbas.
