BYRNS, J.

Plaintiffs-appellees, as sellers, filed a complaint for specific performance of a land contract against defendants-appellants, as buyers, on April 28, 1969. The contract called for $3,870 payable $40 down and $40 or more a month with interest computed at 6% per month. The defendants occupied the premises for eight years prior to this action.
