By a written instrument dated August 10, 1964, the appellee, R. R. Richardson, leased certain premises and restaurant fixtures to the appellant Lehigh Corporation for a term of three years. As a part of the consideration the lessee agreed to pay rent at the rate of $200 per month for the real estate and $100 per month for the fixtures.
