MESSICK, Judge.

This is an action by plaintiff broker for a commission allegedly due him from the sale of certain real property formerly owned by defendant. In April of 1964 the parties entered into an agency authorization agreement granting plaintiff the exclusive right to sell defendant's property for six months "* * * and thereafter until cancelled by ten days' written notice."
