Jack V. Warren, Sr., and his wife, and J.W. Sessums, and his wife, were the operators and ostensible owners of J & J Food Centers, Inc., a Washington corporation. The corporation became a lessee of space for a grocery store in Martin Selig's shopping center. The relevant provisions of the lease were as follows:
