Lakeshore, Inc., plaintiff-appellant herein sued Diran Sarafyan, defendant-appellee, to enforce the terms of a written lease allegedly existing between them. Defendant answered the suit by claiming the lease was no longer in force, but if it was effective that he had acquired a verbal authorization to modify the specific terms of the lease which plaintiff was attempting to enforce.
