This is an eminent domain case with trial to jury. In answer to the only issue submitted to the jury, it found the reasonable market value of the 764.14 acres of land condemned, exclusive of the minerals, when it was condemned by the Trinity River Authority of Texas on November 21, 1967 for reservoir purposes, was $365.00 per acre.
