This is an appeal by defendant, from a judgment construing a ground lease, in a suit brought by plaintiff.

Defendant Houghton and plaintiff Wholesale Electronics, entered into a lease agreement on December 31, 1958 whereby defendant leased to plaintiff 20,861 square feet in the City of Dallas, at 2809 Ross Avenue.
