OPINION

BATJER, Justice.

In 1961, the respondent, Gilbert Sutton, by means of his corporation, Industrial Sites, Inc., obtained a lease at the rate of $200 per month from the Southern Pacific Railroad Company, on a strip of property twenty-five feet wide and one hundred and five feet in length located on the northwest corner of West Commercial Row and North Virginia Streets in Reno, Nevada.
