The first question for consideration in determining whether the trial court erred in sustaining the defendant's demurrers is whether the warranty deed attempted to convey more property than the defendant owned. The deed read in part: "All that tract or parcel of land ... described as follows: to arrive at the point of beginning start ... then run west 1,346.55 to a joint located on the western boundary of the right of way of the northeast expressway...
