PER CURIAM.

This appeal is from a summary final decree entered in a suit to quiet title brought by the appellee against the appellants. The appellants contended that they had an interest in the lands involved as beneficiaries under an oral trust whereby their mother, Mary R. Adams, delivered to her son, Loyd Adams, a warranty deed conveying to him all of the lands involved in this suit. This conveyance, they alleged, was conditioned upon Loyd Adams paying the taxes...
