This is an eminent domain proceeding brought by the Arkansas State Highway Commission (appellant) to condemn (for highway purposes) approximately 15¾ acres across 140 acres of land owned by Wesley Warnock and wife (appellees).

Appellant deposited in the trial court $8,000 as estimated compensation for the taking, but the jury awarded compensation in the amount of $30,000.

On appeal to this Court appellant relies on only one ground...
