Plaintiff obtained a judgment for a real estate commission in the sum of $7,200, for the sale of defendants' property. On March 6, 1961, defendants gave plaintiff an open, nonexclusive listing to sell their 105-acre ranch in Merced County for $88,950, with a down payment of $40,000.
