On 24 May 1962, the appellant, Frank L. Vogt, Sr., conveyed to his son, Frank L. Vogt, Jr. and his daughter-in-law, Helen, the appellees,1 a tract of land near Finksburg in Carroll County containing slightly in excess of 30 acres.
