On September 5, 1963, the plaintiff entered into a written contract with the defendants to purchase about seventy acres of land with buildings thereon, making a down payment of $1,600. on the purchase price of $16,000. On the closing date in November, a disagreement arose between the parties which terminated in the non-performance of the contract. Each party claimed the other was at fault for the breach of the contract.
