Carter, each conveying an undivided ¼ interest in all of the oil and gas and other mineral royalty in a certain 200 acre tract of land in Goliad County, Texas, owned by the Ludes, for fifteen years "and as long thereafter as oil, gas or other minerals, or either of them, is produced or mined from the lands described herein in paying...
