This is a trespass to try title action. A summary judgment for the plaintiffs was rendered in the trial court and is affirmed.

Mrs. Lula J. Connor, a widow, borrowed $15,000.00 from the State Bank of Omaha, Omaha, Texas, on August 6, 1960. To secure payment of the loan she executed and delivered a Deed of Trust to R. G.
