This is an appeal from a judgment fixing the boundaries and quieting title to a tract of land.

The real issue may be simply stated as a boundary dispute. Tract 5, owned by appellants, lies immediately north of and has a common boundary running east and west with respondents' tract 6. The plat which includes these tracts covers property situated on a narrow peninsula jutting northerly into Puget Sound, with water...
