OPINION BY MR. JUSTICE BENJAMIN R. JONES, March 21, 1963:

This is an appeal from an order of the Court of Common Pleas of Montgomery County which reversed the refusal of the Zoning Board of Adjustment of Upper Dublin Township (Board) to grant a variance to Frank A. Peirce to use a portion of his residentially-zoned land for gasoline service station purposes.
