The defendant Pequot Country Club of Southport is the alter ego of the defendant Albert A. Garofalo, who appears both individually and as attorney for the club in these appeals, which have been joined. Practice Book § 382. Because of the identity of interest, we shall refer to the two defendants as the defendant.

On an undisclosed date, Garofalo purchased an elongated twelve-acre strip of land in Fairfield, bounded on one side for about 1200...
