BRUNE, C.J., delivered the opinion of the Court.

But for the careless drafting (not by counsel) of an important clause in a contract for the sale of real estate, this case would not be in court. The central question presented is whether the seller made reasonable efforts to obtain a change of zoning of the land contracted to be sold subject to the condition precedent that such a reclassification be obtained.
