Elise K. John conveyed premises to plaintiff by a warranty deed executed and delivered to plaintiff on March 10, 1945. Mrs. John died August 3, 1952. The defendant is the executor of her will. The deed included covenants against incumbrances and for quiet and peaceable possession of the premises.
