This was an action to set aside a deed on the ground of nondelivery during the lifetime of the grantor. The trial court set it aside on that ground and the grantee has appealed.

Ida May Hoefflin, a widow, owned a tract of land in Oklahoma, several lots in Wichita, and a quarter section of land in Anderson county. We are concerned here with only the last-mentioned tract. She had two adult children...
