HALLOWS, J.

We agree there was no sale to Handlos and he is not entitled to specific performance. However, the exchange of correspondence between the parties did not amplify the authority of the agent Handlos to commit the defendants to the sale of the property.

On July 19, 1954, the defendants, who lived in Iowa, entered into a listing agreement employing Handlos to offer for sale lake property in Vilas county for $8,500 with a 10 per cent commission. On...
