SOUTHERLAND, Chief Justice.

This is a suit by a licensed real estate dealer for recovery of commissions. The complaint alleges that plaintiff Stafford was employed by defendant Slaughter to sell Slaughter's farm at a price of $100,000; that Stafford procured a purchaser ready, able and willing to buy at that price; and that Slaughter refused to consummate the sale.

The case was tried before the court without a jury. The testimony was conflicting in many respects...
