The appellants are duly licensed real estate brokers doing business as a partnership in the city of Hammond, Indiana. On March 1, 1952, the appellees were the owners of certain real estate in Lake County, Indiana, known as the Prague Motel which they desired to sell. To that end, on said date, they entered into a contract with the appellants of the following import:
