Per Curiam.

In 1952, the landlord, Webb & Knapp, Inc. and 5239 Corporation, and the tenant, Churchill's Terminal Restaurant, Inc., executed a lease for a portion at the northwest corner of 41st Street and Park Avenue of the ground floor in the Airlines Terminal Building, at an annual rental of $32,500 for a term to commence upon a delivery of future possession and to expire in 1972. The lease was silent on the subject...
