This is an appeal by the administratrix from an order of the district court affirming the sale of real estate. The purchaser is appellee. We reverse the judgment and remand the cause with directions.

The real estate involved is a residence property. The administratrix filed her petition for leave to sell real estate to pay debts of the estate and expenses of administration.
