On August 3, 1951, G.W. Brewer and wife entered into a written contract to sell to C.E. Baker a tract of land in Roger Mills County, Oklahoma, reserving all minerals. The consideration was $2,500, payable $200 on execution of contract, and $2,300 January 1, 1952, when possession was to pass to C.E. Baker, who filed this action against G.W.
