Appellant, J. M. Sanchez, filed this suit for declaratory judgment against appellee, John W. Mecom, Trustee, to invalidate a deed and escrow agreement he had executed in connection with the sale of his ranch. The trial court, without a jury, denied all relief to Sanchez, and, on cross-action, ordered specific performance and the delivery of the deed to Mecom, Trustee.
