On July 9, 1857, William Brannen executed and delivered to A. B. Riggs a deed purporting to convey a tract of land and flowage rights. The deed was recorded in Bulloch County on June 17, 1867. It was captioned "Georgia, Bulloch County," and recited that the grantor had for a consideration of $100 sold and conveyed to the grantee, his heirs and assigns, "all the land belonging to said William Brannen which the said A. B. Riggs may be able to overflow...
