1. It is the contention of the defendant that the plaintiff did not procure a purchaser who was ready, able, and willing to buy the property of the owner at a price satisfactory to the owner. The record shows that the price of $53,000, including a cash payment of $15,000, was the price for which the house was sold and therefore was the price satisfactory to the owner.
