Plaintiff sued to quiet title to real property and from a judgment in her favor this appeal was taken.

The property is on Putnam Street in Oakland, with a frontage of 37 1/2 feet and a depth of 105 feet. It was acquired in 1921 by Elizabeth Rudell, who occupied it as her home until she died on October 8, 1946. A week after her death a gift deed dated and acknowledged on June 8, 1940, was recorded...
