Appellants and the Robinsons entered into the following contract:

"This contract entered into on this the 15th day of March, 1950, by and between A. T. Robinson and Grace Robinson, parties of the first part and Darrell Lancaster and Naomi Lancaster, parties of the second part, Witnesseth:

"That the party of the first part hereby agrees to sell and execute a Warranty Deed to the parties of the second part to the following lands in Stone...
