On January 21, 1946, plaintiff, as landlord, entered into a written lease with defendant, as tenant, of a building located in the city of New York for use as a factory to manufacture plastic materials. The term was for five years commencing January 1, 1946, and ending December 31, 1950. The tenant vacated the premises at the expiration of the term.
