On July 15, 1951, respondent, hereinafter referred to as plaintiff, filed an action to quiet title against appellants, hereinafter referred to as defendants, to the south 13 feet of the North Half (N½) of Tract 91, Avondale Irrigated Tracts, Kootenai County, Idaho.
