Jacob Aman, a widower, in 1926 quitclaimed a 264-acre tract in Ottawa county about 5 miles west of Grand Rapids, Michigan, to the Grand Rapids Park and Boulevard Association, a private nonprofit corporation. The provisions of such deed material here are as follows:

"This deed is given upon the following conditions:

"1. This conveyance is made with the understanding that the above described property shall be turned over to the city of Grand...
