This is an appeal from an adverse judgment rendered in a quiet title action instituted by plaintiffs.

The situation out of which this litigation grew is as follows. In September, 1939, one V.H. Warnock became the owner of certan lands in Mendocino County known as the Craig Ranch consisting of the N.E. 1/4 of the S.W. 1/4, and the N.W. 1/4 of the S.E. 1/4 of section 34, T. 12 N., R. 16 W., M.D.M., except that portion of the N.W. 1/4 of the S.E. 1/4...
