Plaintiff appeals from a judgment of nonsuit in an action to recover a real estate broker's commission alleged to be due under the terms of a written contract. Plaintiff alleged that he had fully performed his obligations under the contract, which reads as follows:

"Mr. George S. Denbo 27111 Buckskin Lane Rolling Hills Via Lomita California

"Dear Mr. Denbo:

"I enclose herewith a copy of a resolution adopted by the Board of Directors...
