This is an action for damages for breach of lease covenants. The complaint alleges that on December 21, 1949, appellant leased 2,300 acres of grazing land to appellee for a period of two years commencing January 1, 1950, and ending December 31, 1951, at an annual rental of $1,500 of which $750 was paid upon delivery of the lease, and that appellent failed to deliver possession on January 1, 1950, as provided thereby.
