This is a suit for triple damages instituted by a tenant against his landlord for collecting excessive rent contrary to the rent control regulations imposed under Federal law.

Defendant filed preliminary objections on the basis of which she moves that the complaint be dismissed. That motion is now before the court and the objections are:
