Appellant sued to quiet title to real property. Judgment went in favor of respondent and this appeal was taken.

In 1915 appellant was incorporated under title XII of part IV, division I, of the Civil Code — "Religious, Social and Benevolent Corporations" — for the purpose of maintaining an athletic club for women.

Prior to January 19, 1924, the club had acquired a piece of land with a frontage of 137 feet 6 inches on the northerly...
